Richard Stephens is a residential valuation project manager with Michael Haberman Associates, Inc. and has been actively engaged in the real estate industry full-time since 1986. He is a graduate of The State University College at Oneonta with Bachelor of Science Degrees in Economics and Geology. Richard also holds a New York State Real Estate Broker’s license.
The real estate experience of Richard is well-rounded with a primary focus on the residential market within the Long Island and New York Metropolitan region. He has expertise in residential construction projects as well as the high-end luxury residential market. Property types appraised include single and multi-family homes, large residential estates, mansions, historic dwellings, waterfront residences, vacant land and residential developmental rights. He has contributed to the appraisals of shopping centers, office complexes, restaurants, gasoline stations, industrial facilities, country clubs, golf courses, marinas, trailer parks, recreation complexes, utility properties, schools and residential subdivisions.
Richard currently oversees the company’s Small Claims Assessment Review department which represents the interests of twelve municipalities in approximately 12,000 annual small claims assessment review proceedings in the counties of Nassau and Suffolk. He has been involved in reassessment projects including the County of Nassau and the villages of Great Neck Estates and Russell Gardens. Richard contributes to the annual reassessments and assessment roll updates for multiple municipalities. He is involved with the company’s monitoring contract for the Multiple Municipal Reassessment Consortium in Westchester County for the Towns of Greenburgh, Ossining and North Salem.
Prior Real Estate related work experience for Richard includes residential valuation for the mortgage servicing industry on Long Island, residential real estate brokerage in Queens, Nassau and Suffolk Counties as well as residential property management and asset disposition for a large lending institution and several smaller lender servicing companies in Nassau and Suffolk Counties.
